We are proud to partner with Gary Brandeis, Founder and President of Scholar Hotels, as the hotel operator for the Nittany Residence Club. A Penn State graduate with extensive experience in State College, Gary has developed and managed multiple hotels in the community, making him uniquely positioned to oversee a project of this kind.

Operational Structure

Ownership

Unit Owners purchase individual condominium Units within the building, which they can use as part-time and vacation homes. Although the Unit Owner can utilize their Unit when they so please, pursuant to Borough of State College regulations, they will not be permitted to use the Unit as a full-time residence.

When the Unit is not in use by the Unit Owner, the Unit Owner can elect to offer their unit for rental on a nightly basis by a full-service Hotel Operator. This provides the benefits of property ownership, including potential appreciation with the opportunity to offset ownership and operating expenses.

Effortless Luxury

Unit Owners can access the Hotel's amenities and services, such as concierge, housekeeping, fitness center, and front desk providing 24/7 security for the building.

The on-site 24/7 Hotel Operator takes care of the day-to-day operations, maintenance, management, and security of the property. This is beneficial for Unit Owners who want a "hands-off" approach to property ownership.

The Units are designed and furnished to a high standard, offering a luxurious living experience for both Unit Owners and Hotel guests.

Optional Rental Program

When not using their Unit for personal purposes, Unit Owners may have the option to make their Unit available for short-term rental through the project’s designated Hotel Operator, in accordance with applicable rules and agreements. This optional program offers Owners added flexibility and convenience in managing the use of their property.

While rental participation may help offset certain ownership and operational costs, the purchase of a Unit is intended for residential and personal enjoyment purposes only. No assurance is made regarding income, appreciation, or the availability of tax benefits. Prospective purchasers are encouraged to consult their personal tax and financial advisors regarding individual circumstances.

Standard Finishes for the Nittany Residence Club will primarily consist of wood-look Luxury Vinyl Tile (LVT) throughout kitchen, bedrooms, and living room, with white painted walls, quartz counters at kitchen and bathrooms, satin nickel and matte black finishes throughout, and flat slab cabinetry with minimal fingerpull hardware. Upgrade materials are available in the Signature and Premier Package offerings.

Kitchens

Classic Kitchen
Kitchens are well appointed with stainless steel GE appliances. Cabinetry is sleek and modern with two-tone flat slab doors, quartz counters, and a quartz backsplash.
Signature Kitchen
Everything included in Classic Package plus under-cabinet lighting, decorative pendant lighting, and full-height decorative mosaic backsplash.
Premier Kitchen
Everything included in the Signature Package with upgraded cabinet finishes and appliances in black stainless steel.

Bedrooms

Classic Bedroom
The main bedrooms are efficient and crisp, made with durable finishes to withstand the hotel guests. The luxury vinyl tile flooring continues into the bedroom with painted walls, and all furniture is of quality contract grade.
Signature Bedroom
Everything included in Classic Package plus a durable and decorative vinyl wall covering applied to the headboard wall.
Premier Bedroom
Everything included in the Signature Package with upgraded headboard wall made from a mixture of high-end wood paneling and decorative wallcovering. Upgraded furniture selections.

Bathrooms

Classic Bathroom
Double vanities are equipped in the bathrooms, with a clean aesthetic and durable finishes. Walls are finished in vinyl wall covering, with porcelain tile from floor to ceiling at the showers. Vanity has a quartz countertop with decorative mirrors and decorative bath bar lighting above. Shower enclosure is glass, with a cast marble shower base.
Signature Bathroom
Everything included in Classic Package plus decorative wall sconces in lieu of the bath bar lighting, full height porcelain panel shower surround, upgraded cabinet face to raised panel, and an upgraded mirror.
Premier Bathroom
Everything included in the Signature Package with upgraded decorative wall sconces, a paneled stone shower enclosure, stone mosaic shower and general bathroom flooring, upgraded vanity style, and an upgraded mirror.

Living Rooms

Classic Living Room
The living room is the heart and soul of each unit. Open to the kitchen, the flooring runs to the living area that has large external windows and painted walls. Furniture is all contract grade to withstand heavy use from hotel traffic.
Signature Living Room
Everything included in Classic Package plus one wall of decorative vinyl wallcovering and upgraded fabric on furniture.
Premier Living Room
Everything included in the Signature Package plus upgraded furniture, fabrics, and portable lighting fixtures. Upgrade to stained wood base throughout kitchen and living room, and an upgraded wood accent paneled wall.

The Nittany Residence Club is structured as a condominium-operated hotel, offering owners the benefit of truly hands-off ownership. Each unit is part of a fully managed hospitality operation where all aspects of building and hotel service are overseen by experienced professionals. The Condo and Hotel Operation Budget, prepared annually by the Condo Board (comprised of unit owners), covers a wide array of services, staffing, amenities, and upkeep—removing the burden of day-to-day maintenance and management from individual owners. From building-wide repairs and security to concierge services and housekeeping, every detail is handled to create an ownership experience that is not only effortless, but elevated. The items listed below are included to ensure that your time at NRC is defined by comfort, consistency, and elegance—with every operational element fully managed on your behalf.

Residential Operations & Services

  • Building Reserve Contribution for Future Maintenance and Repairs

  • Professional Services - Accounting and Legal for Association
  • Building Security and Alarm Maintenance
  • Lobby Amenities - Decoration, Scent, Music, Subscriptions, etc.

  • Utilities (Water & Sewer, Electric, Gas, Cable, Internet, Telephone, Trash & Recycling)
The above services will be allocated as an expense to the Unit Owner on a per square foot (PSF) basis and will vary depending upon unit size.

Additional Owner Benefits Accessible through Hotel Program:
  • Housekeeping Service (Regular Cleaning of units and/or Deep Cleaning)
  • Linen and Laundry Service (Fresh Towels and Linens provided for Owner Stays)
The above services will be allocated as an operating expense to the overall building per Condominium Unit. Therefore, each Unit Owner will be charged the same fee for this service regardless of Unit Size or participation in the Hotel Rental Program.
